Kiavi’s draw process generally includes submitting a draw request, completing an inspection, and having the file reviewed before funds are disbursed. The specific steps and documentation requirements may vary based on your loan and draw.
Some eligible bridge borrowers can submit draw requests directly through the Draws section of the Kiavi dashboard. Depending on your loan, you may instead submit your request by email to draws@kiavi.com.
Eligible direct bridge borrowers can also use the Kiavi draw tracker to follow draw progress and view details such as status information, timestamps, disbursed amounts, and draw fees.
Depending on your loan and draw, you may be able to choose between a mobile self-inspection and a third-party in-person inspection.
Kiavi offers mobile inspections on eligible draws, allowing borrowers to document project progress from their phone rather than scheduling a traditional site visit. Borrowers receive instructions and photo requirements to help Kiavi verify progress on the property.

Kiavi’s bridge draw process is a reimbursement process for eligible work that has been completed, installed, and paid for.
The amount available for a draw depends on your loan and remaining holdback. For eligible self-service requests, the requested amount cannot exceed the remaining holdback.
A draw fee is deducted from each disbursement. The amount can vary by loan, so refer to your loan documents or draw materials for the fee that applies to you.
Changes to the Scope of Work should be reviewed and approved before they are implemented. Unapproved changes could limit the holdback funds available for disbursement.
